    • Confirm whether, as part of the solicitor’s obligation to satisfy themselves during their review of title, the inclusion of title insurance from Title Solve is deemed acceptable. Title Solve provides policies that protect the Property Registration Authority and cover any missing deeds that have never been registered or may not exist. Their underwriting of such non-existent transactions appears to provide sufficient assurance that the title is safe for confirmation.     • We understand that ownership of form 3 certificates, based on established case law is that of the solicitor’s client, and that form 3 certificates. Once they’re filed with Tailte Éireann for the purpose of underwriting of title still remain the property of the solicitor’s client for whom they were filed, as the solicitor only carries insurance for his clients, that being the client who he did the conveyancing for and who he filed the form certificate for. Based on this, these certificates are owned by the client on behalf of the solicitor who is client. Can you confirm this to be the case?
